My name is Joseph Jerez. I'm with the Marilyn Richard team at Keller Williams Legendary. We're based out of Franklin Square, Long Island, and we happen to be the top team at our brokerage.

Phil:

Cool. What kind of real estate do you specialize in?

Joseph (Joe) Jerez:

So I am a residential real estate agent. I kind of try to stay away from the commercial side, not my forte, not something I really know. But a lot of residential, primarily single family home, some two to four family stuff.

Phil:

Okay, great. Joe, do you specialize in any area in Long Island?

Joseph (Joe) Jerez:

Yeah. So I live in Massapequa, so I tend to farm Massapequa in the surrounding towns. But I do sell everywhere on Long Island, as well as Brooklyn, Queens, the Bronx. Really anywhere that the business is, I'm there, but Massapequa is my neighborhood.

Phil:

Okay. So I got it, Massapequa. So tell us what's going on in your area as far as transactions and the general temperature of the market.

Joseph (Joe) Jerez:

Yeah. So, I mean, interest rates have gone up, of course. Everybody's talking about it. But I don't think it's really affected the speed at which properties are going under contract or closing. You're definitely seeing an uptick in how many homes are going on the market. Less offers, slightly less aggressive offers, but the buyers that you're seeing come out are more serious. So whereas before maybe you were getting 20, 30, 40 offers, now you're getting 12 to 15, but they're all extremely qualified.

Phil:

Okay. So just to complete that question, do you have to do a lot of marketing efforts to put the property out, or just you use all the arsenal of Keller Williams?

Joseph (Joe) Jerez:

Yeah. We use all the arsenal that Keller Williams has to offer. We also have some specific things to our team that we offer. We have a refer to earn program. We have an NFT program that we're rolling out. So we have some unique stuff that we can offer as well. So, yeah.

Phil:

Good. So it's important because you can attract the best possible offers.

Joseph (Joe) Jerez:

Exactly, exactly. And a lot of that also comes from knowing neighborhoods, knowing what things are selling for, pricing correctly, and not being scared to tell a seller no.

Phil:

Yes.

Joseph (Joe) Jerez:

We're the experts for a reason, right? You're hiring us for a reason. If a seller isn't willing to listen, let the next agent deal with that.

Phil:

Tell us about your latest transaction.

Joseph (Joe) Jerez:

Yeah. So I actually have a property, it's going to be going in contract in two days. We had the accepted offer a few days ago. We did inspection the following day. They're using Cliffco Mortgage Bankers. I think they're putting down just over 40%, which is nice, extremely qualified buyers. And I'm working with Ryan over at Cliffco. He's basically my go-to guy. I know I'm never going to have a problem when I use him. So it's nice to have somebody like that in your back pocket, especially when you're representing a buyer.

Phil:

Cool. What was the property itself?

Joseph (Joe) Jerez:

It is a single family home. It's a three bedroom, two bathroom. It's in Merrick. It's not too far from my neighborhood here in Massapequa. And it's going in contract for $700,000.

Phil:

Very cool. Tell us about an exciting listing that you have in portfolio right now.

Joseph (Joe) Jerez:

Okay. So my team, we have a really amazing listing. It's on the market for $2 million. This place is 4,000 square feet, just over 4,000 square feet, elevator that goes to all three floors, as well as the basement. The owner owns a commercial construction company. So even when you go into the boiler room, it looks like, I can't explain it. It looks like Madison Square Garden or something. It's hard to explain. Everything is immaculate....
